The service

PropFOMO is an email-first assistant for real estate investors. You email go@propfomo.com with what you are looking for; we reply with off-market public-record opportunities. Results are research leads based on public records, not MLS listings or brokerage advice.

Free and paid tiers

Free users receive up to three value-generating opportunity replies. After that, additional opportunity searches require an active paid subscription (currently $99/month via Stripe). Paid subscribers may receive owner details for surfaced candidates — including owner contact information (phone and email) when available from skip-trace records — and access the signed-link dashboard.

Acceptable use

• Use PropFOMO for lawful real estate investment research only.
• Do not use the service for harassment, spam, or automated bulk outreach to property owners.
• You are responsible for complying with TCPA, CAN-SPAM, and applicable state solicitation laws when contacting owners using information we provide.
• Paid membership may include skip-trace contact data (phone/email) when available. Entity owners (LLCs, trusts, etc.) often have no individual contact in public skip-trace records — the entity name from public records is still shown.
• You may use skip-trace contact data only for a lawful permissible purpose, such as real estate acquisition outreach. You must certify this purpose at subscription activation and comply with DPPA, FCRA, TCPA, CAN-SPAM, and other applicable laws.
• PropFOMO does not provide outreach automation, dialers, or bulk mailing tools.

Data accuracy

Public-record data may be incomplete or outdated. PropFOMO does not guarantee accuracy of valuations, equity estimates, or ownership details. Verify information independently before making investment decisions.

Billing and cancellation

Subscriptions are billed through Stripe. Cancel or update payment methods via the Manage link in any paid email or through Stripe Customer Portal. Refund policy follows Stripe and applicable law.
